Is owning a golf bar profitable?

When was the study completed?
The original study was done in 2013 after extensive conversations with many simulator companies led me to believe their models were not 100% correct.  I surveyed actual owners to get a sense of the seasonality of their business.  I added data such as golfers in a 5 mile radius and number of good days of weather per year to understand what drives revenue.  I've done smaller validation studies about every two years with the last one done in December 2019.  I've essentially found that the main driver of success is the percent of time you can keep the simulators rented and how that varies by season.  My recent validations have all shown about the same pattern as the original study.
